This structure can help with cash flow during construction, provided the borrower has a realistic budget for the initial deposit and any cost increases.

Delays can happen. Weather, material shortages, or trades becoming unavailable may push a stage past its expected date. Lenders may grant extensions, but interest continues accruing.
