Breaking a fixed-rate loan before the end of its term may create a break cost. The amount usually reflects the lender's cost of replacing the fixed-rate funding, so it can change as market rates move.

Each lender uses its own calculation. If you fixed at 6.5% and comparable rates are now 5.5%, the break cost may be material. If rates have risen, it may be small or zero. Ask for a written quote before making a decision.

Compare the break cost and any new-loan fees with the interest you expect to save. For example, a $400,000 loan moving from 6.8% to 5.9% could save about $180 a month. Over two years that is about $4,320 before costs. With a $1,500 break cost and $500 of new fees, the estimated net saving would be about $2,320.

A break-cost quote is usually valid for a limited period, which varies by lender. You can ask for a quote without committing to refinance, and you can ask your current lender whether it will improve its offer. Floating-rate loans often allow repayment without a break cost, but check the loan terms.

Some lenders offer a cash contribution when you refinance to them. Offers are often quoted as a percentage of the loan amount, but the amount, payment timing and conditions differ between lenders.

The offer normally comes with a clawback period. If you repay or refinance within that period, which is often two to four years, you may need to repay some or all of the cashback. Some lenders reduce the amount over time.

Refinancing gives you a chance to review the structure of the loan as well as the rate. The main choices are how much to fix, whether to split the loan and whether an offset or revolving facility fits your cash flow.
